Triangle Center is an urban infill project planned to redevelop a one-acre triangular lot currently occupied by a 99 Cent Store into a mixed-use of retail and 130 contemporary apartments. X Engineering is currently providing entitlement, mapping and civil engineering services for this redevelopment project that is located on the boarder of neighboring cities - Culver City and Los Angeles. In addition to dual jurisdictions, the project site is located within a non-typical intersection of W. Washington Boulevard and Zanja/Washington Place which along with existing wet and dry utilities creates numerous design challenges.
X Engineering is performing roadway alignment, wet utility relocation analyses, dry utility enhancements, coordination with Southern California Edison, and preparing mapping/easement strategies to overcome each design challenge and advance entitlements in a feasible and timely fashion.
