Paseo Tirador is a residential community located in San Juan Capistrano next to the beautiful San Juan Creek. The project includes both single family and townhomes on the 10-acre site offering 132 units. X Engineering was contracted to facilitate project entitlements and final engineering. The site presented a number of challenges for water quality, infrastructure and grading design. Due to the presence of high ground water and existing onsite water wells, a combination of infiltration and biofiltration were proposed for water quality solutions.

The project team assisted the client in shaping the site plan to accommodate alignment of existing utilities including a 16’ x 8.5’ concrete box in order to limit utility relocations and provide adequate spacing for necessary infrastructure. X Engineering completed the approved entitlements and was contracted by Landsea Homes to carry out the final engineering. The project team utilized past experience within the City to coordinate and identify numerous utility and grading constraints on site to realize a well-designed and executed community.
