Warmington Residential engaged X Engineering to assist with the development of a residential community of 39 townhomes on a 1.98-acre parcel fronting Valley View Road in La Mirada, California. The project included demolition of an existing vacant thrift shop on the parcel, land development, and building construction.

The existing site condition was highly constrained from a grading and easement standpoint due to the presence of a Southern California Edison underground distribution line along the north property line. X Engineering assisted in locating the electrical line and identifying how to maximize the buildable acreage within the project boundary utilizing tactfully placed perimeter retaining walls. Civil engineering support for the entitlement phase of the project included preparation of a tentative tract map, a sewer area study, and drainage study.
